My thoughts are to use the VA loan for personal residence, wife doesn’t seem to like the house hack method.

This would be my first time doing the BRRRR method but also the seller finance option.

I think just waiting for deals to come to you is the “casual investors” method, and that’s just not the pace a lot of people want to go.

@Phillip Dwyer I've been trying to talk them into that idea for awhile i was managing it at one point but basically they wanted a full cash out and I hadn't found a viable method of coming up with hard money or financing.

If that was the case, we should call back all books and podcasts on brrr method and cancel the bigger podcast show lol!

Look at the difference between most investors' method, and mine.Most spend a ton of money and/or effort on reaching people without having a clue whether those people are motivated or not.Only AFTER  they spend money and/or time/effort will they find out whether or not they are motivated.How does that honestly make ANY sense?

If they HAD a clue BELIEVE ME, cold-calling, DMM and all these other methods would be extinct LONG ago!

There are a handful of neighborhoods in south west Cleveland that I have done some analysis of - C and D properties- to invest in down the road and potentially utilize the BRRR method. 

I have several deals going exactly like this right now, and bet there's millions of these done with other investors around the country.You might want to take some investing courses to broaden your perspective.

His method, off the shelf, that he sells is close to that figure monthly.
