Meaning, is it without section 1 repairs being needed (Good roof, mechanicals, health and safety)?

Any attempt to make a mechanical procedure that is one-size-fits-all would be an exercise in futility.

It's time for me to be in units with 10+ units.I'm a fleet mechanic by trade, but went to college for business.

It is decent money for building capital slowly but the margins are too small to outsource anything and mechanical work isn't exactly fun!

I've lived in Northern Virginia for a little over 4-1/2 years and have worked in construction management for 3 years, as well as mechanical systems (HVAC) design for 1-1/2 years. 

Have you ever done anything mechanical or electrical (worked with your hands, rebuilt a car, remodeled a house, built a computer, etc)?  

The architect would actually be a great starting point if you are serious about this as a good architect would also help you map out where all the mechanical systems go (and which ones you would have to change). 

That can bring the cost down on a second policy dramatically and make the small extra cost insignificant compared to the missed municipal compliance fine or mechanics lien.
