Then analyze what the going rent rate is and see if it will cashflow with the units filled based on how much money you will need to put into it.For the house, that's fantastic that you want to let the current occupants rent to own it.

Look into an Estoppel agreement- it's something the tenant would fill out that would verify lease terms, price & rates. 

If someone takes the time and energy to google (cash for my house fast, who buys houses for cash, I need to sell my house for cash fast) then goes through the time and energy to fill out their information on a website and ends up as a seller lead they have qualified themself.
