I'm buying property / rentals to make money & build long term wealth via tenants paying my mortgage for me and gain the equity.

Now there are instances where I recommend long term over short term rentals, it just depends on your expectations as an investor.

Over the last 2 years that I've managed a short-term rental in northern San Antonio, I have experienced many small contractors that get so easily triggered, offended, and upset at me and my wife. 

For this to work you need to have lived in the home for at least 24 months out of the last 5 years of owning the home from the date of sale.

Hello,I'm reading Avery Carl's book "Short-Term Rental Long-Term Wealth" and she mentions setting up a designated business account and making housekeepers fill out a W9 and paying them through direct deposit or an online invoice payment platform.

Nice area though and properties probably will hold their value as long as kids go to school in person at a building/campus. 

I guess I'll see if I made a good deal or not in order for this to work.Blanca,Yes, you could take a HELOC for the remaining repairs, or refinance into a bridge loan and get some capital back to make those repairs, and then refinance into the long term loan that you are looking for. 

Hello, So I saw that most places categorize rentals as just str or long term, mtr is just another option investors came up with but in the eyes of the state it’s not recognized with its own rules and regulations.
