Lender Questions for Next Loan

Interested in seeing what options are available. 

I have bought 6 investment properties in the last 17 months and looking to see what other financing options there are out there. It has been a mix of 1 Conventional, 2 DSCR, 1 Seller Finance, 1 Cash out Refi and 1 Fix and hold.

I buy all of my properties in Western New York. 

With 6 properties under my belt I would prefer something I could get 80 - 85% Ltv. So far it's been just 75%. 

Looking to NOT have to pay upfront fees, I know some fees and such will be in the closing which is expected but trying to keep fees as little as possible and not upfront. 

The big thing is the purchase prices are normally low in my area. One was 55k PP (Put 25k fixing it) one was 78k, one was 70k, one was 104k, one was 60k PP and 18k Fix it (loan of 78k).

The other biggie is I was just an investor for 2023 and don't have 2 years of tax returns showing NON W2. 

I am more in my BRRR phase so lower purchase price with a decent fix it but I would safely say prob still 70-80k loan price total.

I have also been paying $885 - $1,000 for appraisals which just seems very high to me. 

Happy to hear everyone's thoughts. I am 16 months in and proud of the success I have had but I feel like It might be time to focus on using my money wiser if at all possible.
