Of course, you should have a local attorney look it over to make sure it's in compliance with the laws in your state/municipality.

You should have a main account for each property and then most local banks will allow you to create sub-accounts where can store funds or separate them into those buckets as the rent comes in.

I would also highly encourage you to become active in your local real estate clubs if you are not already.

I was hoping for a referral from a local investor who has had a similar need and worked with someone they were happy with.

Would the FL Land Trust be considered the local entity that can act in FL court (eviction, code enforcement, ...)?

If you're located in a small town, I would suggest putting up flyers, visiting the local community center or create local job postings on Craigslist to gain some momentum.
