I'm not sure how much flood insurance costs on a duplex or triplex in Galveston, which would be a huge limiting factor potentially.

Which is more likely to occur.  1)  The bank calling a loan due on sale for transferring to an LLC, or 2) A landlord being sued and judgment entered in excess of my liability limits (500,000 per property, 1 million umbrella)?

I was curious to find out whether there is a difference in property tax depending on whether you are within the Waco city limits or outside Waco city limits.

Better still, the benefits can be used over and over again, with some limitations.

All major banks work exclusively through licensed agents so they don't have to negotiate with one-off individuals and to limit liability.  

With limited options to sell this property as is, We are weighing the possibility of fixing it up to either rent or sell.  

BTW... are there limitations has to how many loans you can have under one name. or am I missing lots of information?  

I assume these systems were mostly updates of old octopus systems (fully gravity fed).Local HVAC guys suggest leaving as-is unless someone wants to put AC in - but if we can avoid limiting the (future) borrowers to non-conforming products, that would be good!

@Daria B  the area where we want to be is very limited for any real estate for sale in my price range.  

I think at worse it is a long term stable area with limited appreciation but I don't expect depreciation.
