I did have a big problem last week where it set my summer prices on Airbnb at $100+ per day lower than on Vrbo and Houfy, and that caused me to lose $600 on a 5 day booking.

We leased quite a bit in the Irving Park and Albany Park neighborhoods last year, and the MLS was much, much better for us compared to the Zillow platform. 

Extremely low vacancy rates, very low turnover, maximized rent trough improvements, create high resident satisfaction etc - all add up to a critical advantage over a 10 year period.I feel lucky that have landed in a market which had both cash flow and appreciation over the last decade. 

You have two steps available to you here, and you might be able to do both of them, you can at least do number 1.1) Given you already have the cost segregated on your building, assuming you had a good quality cost seg study that breaks out the different pieces of the roof, dispose of the old roof and take a loss on that old roof. 

When you rent it out the insurance won't cover for possible loss.
