This means, the amount of money to pay to purchase it, closing costs, rehab costs, and loan fees (if you take a loan from the bank).I'm not knocking you here, but I'm not sure how you are calculating things.It's hard to get a 10% cap rate on most investments in New Orleans, even on larger multifamily properties.

If the floors are uneven then it always leads back to something structural and that is usually due to the foundation - this could be that it has simply settled a little over the years (or a lot/too much), it could be unmaintained gutter downspouts and grading that have caused foundation damage, or it could be more serious.More serious issues would be excessive settlement and contractors knocking holes through the support walls to modernize with newer mechanicals through the years.
