Can't find unauthorized tenants, pets, drug labs, etc. when I have to give 48 hours notice.

Jack B. Most of the postings here are bogus. You have no more right to disturb privacy than the police have to enter without proper war rents. What would you say if I barged in your house unannounced?? Hire a private eye and get sued for harassment or a carpenter friend and get the same result. Better pay your umbrella policy first. When a tenant pays rent and you accept rent he OWNS that house for the period of time the rent is good for. A bank foreclosing cannot even violate the terms of the lease. They can get the rent tho. You need to study up on land lord tenant laws and also whoever screens your tenants needs to learn proper screening techniques than you won't have these kind of fears to begin with. RR
