I'd start with your current lender and let them know you are exploring other options if they can't get it done at a reasonable closing costs. 

I installed tamper resistant outlets (don’t cost much more) but it’s safer for kids incase they want to play with the outlet(avoid).

Say you are at your kids soccer or baseball game and you have to leave to tend to an emergency - is that worth the $50M?
