If you have a good w2 job and credit you can get a personal loan from SoFi or a bank like that.

There are certainly other advantages to an LLC vs a sole proprietorship, and personally, I would lean towards operating as an LLC or corporation in most ventures.

I have had a huge interest in real estate, specifically, investing (BRRR, short-term rentals) and most recently in developing (I realize developing is a more "advanced" strategy).I'm thinking I should hustle and reach out to real estate agencies, in hopes of snagging an entry-level job or part-time gig to learn the ropes and build relationships with local investors.

Some lines of work are seasonal by nature - like snow removal jobs, entertainment industry, etc 

Definitely something I'll be looking into as I am developing a wholesaling operation focused around flippers and SFH for now.
