While I loved the Corps, my heart was burning for things more entrepreneurial.

One of my biggest markets for properties is burned out landlords that did not purchase or manage their rental properties correctly and what appreciation the did get was quickly lost dues to deferred maintenance.I always look at a rental property as I want it to be a self-sustaining investment.

Truth is most lenders just turn and burn primaries all day and don’t want to work with people who aren’t living in it because it’s outside of their box. 

So, this got me thinking and I approached him with a possible solution to his "problem" so he won't have to commit fraud and "burn it down". 

If it is a burned out coil or coil plug, I would almost definitely replace.

I totally agree with your point that if the property burns to the ground next week, and you have two different underwriters with liability -- one to you, and one to your wrap buyer -- neither insurance company will want to pay a penny.
