I see a lot of CA investors get in trouble financially for not doing their homework by just relying on what the brokers tell them or what they can get from the Internet...

I have a little background in internet marketing, so I built a squeeze page for Cash buyers and advertised on craigslist.

It is still a grey area, the safe bet is, you give them an HD reloadable card and track what they spend by registering as PRO account user, or have an envelope to put all receipts as part of payment requirement.

I've been trying to find any real estate deal on the internet that makes sense for a buy and hold or a BRRR strategy.

Flag is good because it gets you up into that whole area with the Grand Canyon, Painted Desert, 4 corners, Monument Valley, Petrified Forest Nat Park, Rte 66, Lakes Mead and Powell, Sycamore Canyon, etc, etc.....Go 40 miles south and you have all of the neat towns like Jerome, Prescott, Cottonwood, Sedona, etc....Yavapai County is more user friendly while Cococino County is less, but AZ has a law in place to limit restrictions against STRs, so you're probably ok anywhere.Sounds like a road trip is in order.

That was not my experience, but then my tenant turned out to be a dealer (and constant user) of the “good stuff” that’s unbelievably potent and laced with extra THC if I’m not mistaken (the white waxy stuff). 

Some mentees will act as a bloodhound for the mentor, knocking on doors, driving for dollars, scouring the internet, making cold calls, or performing other services that help the mentor find new deals.

Only downside is that it is not as user friendly and has an annual fee.
