First STR Property -- Where in Arizona?

I'll be selling one of my properties in April, and I'm hoping to reinvest that capital into my first STR.

I love the Arizona area, and I hope to get involved in this market by investing here with a STR.

Where are some of the best places to buy an STR here? My current list includes: Peoria, Mesa, Goodyear, Gilbert, and maybe Phoenix.

Any insight would be much appreciated!

@Jason Fontes You might even consider looking a little further out depending on your overall strategy. I started my Arizona real estate career in 1998 and at that time Awwatukee was the place to be, then it moved to Chandler, then Gilbert, and today it's Queen Creek, San Tan Valley, Maricopa, etc. As the consumer shifted I watched prices jump. The east valley offers a tremendous opportunity with all of the jobs, roads, freeways, housing, etc in the pipeline.
