My bigger question for you now is should you even rent to this individual?

A friend is an executor dealing with a property in Catheral City in Riverside County which I understand is near Rancho Mirage and Palm Springs. 

We have not done the background check and don't know what will it report, but he said that he was in a car with three other friends in North Dakota (very conservative state, according to him) and all got caught because they had marijuana pipes.  

He lived in a house but rented out he individual bedrooms while he crashed on the couch.  

I was discussing these questions with a friend of mine who is about to close on his first property and I thought I'd pass the questions along to the forums:1. 

I grew up in construction mostly HVAC and have been doing handyman work for friends and family for years.
