When the seller wants to see proof of funds, or a pre approval letter to go along with our sales contract (which is a must have in any deal I've ever been involved in) how am I to obtain this if I don't actually have the funds on hand to see the sale through? 

I have funds sitting in my company sponsored 401K plan; however, I would like to transfer the funds over to a Solo 401K to invest in RE.

Its a simple transfer; however, you will have to report the sale at FMV.

If that is the case where you are you can verify real estate transfers or previous ownership and dates.

Your best training will be absolutely be hands-on.

The transfer would be less than 2 years after the 1031 exchange and a broker had told us that there is a 2 year look-back and so the DST investment can't be changed (not sold) to another owner within 2 years without invalidating the original 1031.
