If you do not yet have these goals set in place, that is OK too but I'd recommend reading, consuming BP content and masterminding with folks (via meetups, forums, etc) to get a sense of what you want to accomplish and how you'd like to get there.If you, like many other newer investors, plan on getting started with your first property sooner rather than later, the experience of working with your team (Lender, Attorney, Realtor, etc.) will be invaluable.

My question for those that have gotten to this point is what systems did you put in place that really helped you scale and allow you to grow and what did you wish you would have done sooner? 

@Drew Hoye an  option is to be a LOA ( loan officer assistant ) ....this pays  decent salary plus  bonus  ...learn the lender business and them  become a  licensed  loan officer  in several yrs   ( or sooner)

My primary job is as a nurse with long hour days amongst other things I prioritize like gym, reading, side hustles, etc.

Current strategy has been to put all profit from rentals into note payoff for the 2nd (out of state) rental, but I'm looking at the market where I live (greater Sacramento area) and thinking I want to get in (and wish I had done so sooner).

I understand we may qualify for a $500k exclusion if we wait until after August 19th to sell but we want to sell sooner and hence the reason why we are inquiring about partial exclusion.
