Try to fulfill a need that they have even if it is not $ Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

You may also want to research what each area has to offer when it comes to economic growth, sports, entertainment, and education. 

And, of course, there wouldn't be the knowledge or investment without the worker in the first place, so people are always wanting to assign value to these less calculable items (like you, the investor, wants to assign value to the less calculable risks involved).At some point w complicating factors, and without degrees in actuarial science, most of us throw up our hands and decide it's easier to just split 50-50, 60-40, or whatever, assuming both parties are educated and comfortable with the risks and values over the life of the investment.

Anyone have any recommendations for a educational resource for learning to raise capital?

Large biotech companies like Amgen had to stop hiring in 2016 since no new PHDs wanted to move to the US and our Education system was not producing them fast enough.

Most people have no trouble with getting educated or analyzing deals.

A good agent will step you thru everything which will 1) make your life easier 2) educate you on how selecting a property works.
