Essentially waiting 9 months would just give me more of a financial cushion to start with.

After working for someone all my life, I have found out that I want financial freedom and independence. 

How can I find more deals, and do more than one at time.... at this rate I'll be in my grave before I hit my goal of initial financial freedom.....

You should talk to a financial advisor and seriously think about putting the money into the stock market if your investment horizon is long.

Lenders will look at your balance sheet, normally requiring a personal financial statement which includes all of your assets and liabilities.

Specific advice: If you had 100k cash saved up today and you were a Newbie in Real Estate (with good risk tolerance, no kids or wife and in a safe financial situation where I can afford my basic needs and don't need to work for the next 3 months), how would you spend it?
