There are tax advantages to doing that so if you enjoy management and are wanting to grow, think about that as well.Overall I would encourage you to think about what you personally want to be doing in 3-5 years.

@Moses LuceroI think the biggest issue with any coaching program is you are asked to or strongly encouraged to make up your mind without fully understanding the benefits and the true value of the program.

I do not encourage guests to use them ( I never mention it) it but I'm sure some do.

In general, the park has to approve the tenant too.The park fee can be higher than local condo fees running in the $500+/month range here in the Plymouth / Carver area where I recently sold one and have another under contract.The other interesting feature is that there is no obvious distinction in our MLS (MLS PIN) between a manufactured home and a trailer home, except for verbiage in the listing description.

I upgraded on several features I should not have: A/C, painted the garage, textured ceilings.

(nearly everyone on the planet will sell their house at some point....station yourself correctly and you can make money off it no matter how or why they sell)Be direct, to the point, and concentrate on the benefits to them of working with you rather than the "features" of what you intend to do.

At least I would have something to offer when calling, instead of just bugging people for information.I have a coach right now and he's encouraging me to create a buyers list first, then go and find the deals that they want.
