As always, just run your numbers and be comfortable with what you're putting out (investing) vs. what you think you'll be getting back (return) - remembering of course that in real estate things break (replacement reserves) and surprises happen 🤣I believe @Colleen F. owns rentals down that way, so hopefully she'll chime in.

What do you think is the best option.20k in stocks I am looking to buy:  Alteria Group (MO), Enbridge (ENB), Devon Energy (DVN), and Ford Motor (F)   on average they will give me 7.4% dividend or $1,480 in dividends per year.SFH I am looking to buy:  3bd/2ba for 110k (purchase and renovation cost), 20k down, 1100 market rent for about $1,440 year cashflow after property management, insurance, mortgage, and taxes.I am looking to  generate consistent income streams.

@Bradley LaBrie: They all have pros and cons.zillow is hard when it comes to saving a copy of people's credit report (and it is a pain to have to log in every time you want to check someone). rentcreener makes that really easy, but it doesn't provide a credit score, just a rating (A, B, C, F) considering all factors combined.

The closer you get to those the more people will say “f it, I’ll just pay the extra X$ and get a pool, excercise room, etc” while at the same time putting financial stress on your best tenant pool.Clean, nice and a 20%-25% discount from higher end rentals sounds perfect for a peaceful and profitable landlording existence.
