Usually my realtor handles all the leases but I’d rather just have him sign a single page extension showing the changes.Would this be a legally binding contract writing it myself?

I am in California by the way if anyone happens to know if the laws are different here.A second question is this: if a loan becomes due and the borrower is not ready to pay, but would like an extension, is there a recommended process for how to proceed (as opposed to foreclosure)?
