We are eager, excited, committed, and have great work ethic and money management.

I'm sure there is much needed info I'm not providing y'all but this is an exciting analysis and a unique environment so I figured a lot of people could learn from this post.

I am so excited to get into this industry because this area is great for renting and vacationing.

As much as I love your enthusiasm and excitement to get started, it's also important to budget like a business would.  

I wouldn't let anyone manage this one but me :) I'm too excited to let anyone else do it lol.

In my version of all this, I like to land on a rehab once I already have a buyer picked out an prequalified and I know where they want to buy and I can walk a deal I have under contract and do a scope of work and upsell the cabinets,floors etc (manage costs) and the potential buyer is excited about moving into a customized new home instead of a used home. 

I was showing houses to a client, and  came across a boarded up 3 unit building which got me more excited than my buyer about house hunting.

Wife and I are excited but unsure exactly what to do first after owner moves out here in a week or so.
