Commercial deal analysis needed

I have a deal I need some analysis on. I found two vacant buildings on the main commercial street of a capitol city. There is a current renovation project on the very next building for $12.5 million. The asking price for the two buildings is $625,000.00. Each building has a 4,000 sqft commercial ground floor. Rental rate looks to be 16/sqft on a building four lots away. However the all of the recent comps are very low on large buildings because the state did a buyout and rereleased the properties to spur economic growth. These two buildings are located in the center of this recent development activity. I'm sure there is much needed info I'm not providing y'all but this is an exciting analysis and a unique environment so I figured a lot of people could learn from this post. Let's do some analysis!
