Everyone else had excellent advice, but to even think about playing in real estate, you need to have capital or access to capital.

However I am considering keeping them because they said from day one they want to rent for as long as possible and they are taking excellent care of the property which is evident after the last inspection a month ago.

I have used a simple Excel spreadsheet and went to check one out, but not really comfortable with adding all of my bank user name and passwords just for automatic entries. 

Our tenants now are employed, hard working, good people and we keep our houses in excellent condition.
