For custom / unique homes in your community, check sales in the neighborhood and make an excel spreadsheet indicating SF, year built, # br # bath garage/fireplace/pool, sale price.

you can also find someone on BP to do regular emails with that can help encourage you or motivate you. 

I personally have attended the last three years and encourage the members of my investor group to attend.  

Also be sure to report this to Home Advisor with a direct phone call to them so other customers don't have this problem.

Doctor office,karate school,restaurants,hair salons, dentist, cell phone stores,etc.These are places customers are actually going day to day to do business.

I think agents who solve problems and have great customer service will ALWAYS be in demand! 

I admit hedging on advise sometimes however this is one area, due to personal experience, that I can say that I strongly encourage newer real estate investors to find a good CPA and build a relationship with them.

So let me offer the encouragement of taking action.
