I have dug 2 water lines and they were roughly 8-10 ft underground, 4 ft may work but if you are digging a hole it may make sense to go a bit deeper to give you some additional protection.

A simple snake out of a drain most times can result in the snake breaking through an already disintegrating cast iron pipe...as you try to replace the portion of the drain pipe (usually in the wall after you find it) you wonder how the water from 4 apartments drained through a 1/4" hole in a 2" pipe........I think you get the picture.

I patch any holes in the walls (nail holes, etc) and then paint any areas that were patch or scuffed.

It doesn't make it any less distressing, and I imagine you are on the same ride. 80% pissed off and trying to find out where this a hole lives now and 20% terrified about losing and making payments to someone for the rest of your life.My case dragged on for a year and a half, maybe three until it settled a few days before an actual court appearance for what the insurance company originally offered the plaintiff.

After the previous tenant was evicted, they broke in through the back window with a sledgehammer and put lots of holes in the walls as well as destroying most of the door frames.

The children were actually seen doing some of the stuff in the common areas, and I found some of the evidence in the wall cavity of their bedroom when repairing a hole they made in the drywall.
