Find someone who actually is good at it, provides value to their customer base and learn from them.  

Airbnb and Homeaway need to step up and fight for their customers. 

Are there special places that do custom appliances and doors and such or are you kind of on your own with finding a guy to do it for you?

You really want the tenant to view you as on their side - the last thing you want is for them to think of you as a necessary evil.To build a positive relationship, you need to focus on excellent customer service which includes: providing a great experience, being responsive and clear in your communication, and occasionally doing things to show you care.

I'd still talk to BECU for all of your needs first because they're simply the best customer service I have ever received.
