Confirm through the city, that they are in fact licensed, if you require that.

Fortunately I was able to get some advice and confirmation of my current practices from a note savvy accountant at the IMN conference a few years back.  

We accept credit cards, but our property management software charges the tenants a fee and we don't directly charge them a fee. 

@Jonathan Jones I have bought a large vacant list before and I also have campaigns of driving for actual confirmed vacants.

I know the basics and have my own spreadsheet (like a basic version of bigger pockets software) but because this will be my first I’m wanting to do some more reading and better educating myself to make sure I’m making a good informed decision on my first bigger deal.

I confirmed this in my local market doing my own testing.The keyword "We buy houses in [city]" is the highest keyword you want to bid for.How many houses I own or how many deals I have done this last year are personal questions I don't feel like answering mostly because they have nothing to do with lead generation.
