I recommend doing it right on the first one with the real professionals, then copy those docs for all your others and go cheaper on future formations elsewhere. 

@Jeff Cichocki I'm right outside of Milwaukee, I got the writ and brought it to the Sheriff's department and they said I'd have to hire one of the following moving companies and then come back(she gave me a list of 2 different ones Milwaukee county works with) Not really interested in paying them if I can avoid it...I'm sure my cash for keys deal will be cheaper.

I also noticed that buying a 2,3, or 4plex is considerably cheaper than Dallas even in the nicer areas(vetted by my SA local friends).

I can make the rent cheaper and cheaper but at that point I'm losing money.

I find that even having to pay their arrears is much cheaper than having to drop 20-25% down when buying an investment property conventionally.
