Removing the owner from a foreclosure
So I'm in Wisconsin and purchased a condo from the sheriff's auction. The sale is final, I have a signed order from the judge, the redemption period is over, and I have a writ of assistance from the county to have the person removed. I went and knocked on the door, told the owner what was happening and he would have to vacate. Offered him a cash for keys option to just leave in 5 days. He agreed to my offer, but I'm wondering if there is any other legal action/notice I have to serve him with to get him out if he welches on the cash for keys deal? Do I have to give him any kind of notice to vacate in writing before I get the sheriff's team involved in the moving? This is not a huge project and my end of the day profit will be somewhere in the 10k range so I don't want to pay to consult with a lawyer.

@Scott Schultz I got the writ, but haven't executed it yet. The owner seems reasonable, but he did ask me how much time he has if he doesn't go through with the cash for keys deal. I told him it would only give him an extra 3 days or so and reminded him in that scenario he would receive no money in moving. I get the feeling he might not leave on Friday when this is scheduled to happen and I may have to actually use the writ. I did put it in writing that he must be out at 9:00AM house swept of all personal belongings and all appliances, fixtures, plumbing in tact.
