Preferably properties with value add potential in B-C class neighborhoods and up and coming areas in the path of progress.

The student rental market is really screwed up right now with enrollment down, students taking classes online, etc. 

I’ve seen C class properties marketed at 2% cap rates (cap rate measures the unleveraged return on investment) that have actually sold!

If you purchase MF are you intending on buying A, B or C class, for CF I'm guessing B or C?

I'm considering taking the classes to be an appraiser (just take the classes, note actually get a license).

I'm in the same boat with the same question but currently at 14 doors. interesting to see how many people do this full time out of state!

@Marvin HudsonHi Marvin,I took an online real estate course and completed 75 hours of pre-license coursework because it was most convenient for me, although I feel I would have been less stressed in class. 

@Dylan Cronkhite Been about a year since this post, and I am in the same boat as you were.

If this towns Taxes were significantly less, I could see why they don't include Trash with the Taxes but this is a working class town and the taxes are just as high, if not higher than our other properties that are in more highly desirable parts of NH.
