Petersburg, FL area (Pinellas County), 15-20 min from Clearwater, FL area (beautiful) and across the bridge from Tampa Bay area.

One of the properties that I just submitted an offer on (and checked out) looks to be in beautiful condition and pretty much turn-key. 

A short note of my background: I started a single family rental business in Portland OR in 2009, have done 2-times of 1031 exchange, and currently owning a property in Washington county. 

I have no background or experience in this field so I am looking for any help at all in order to be able to get started in real estate investments. 

The house is a beautiful 3 unit multi-family home, located in a great neighborhood, by a great school and is walking distance to the downtown.

I am going to run his credit and criminal background but here's my general question:If I do rent-to-own with 2k down, I could apply the difference between 900 and 650 toward his mortgage.  

We also run 80 head of cattle on our 300 acre farm here in beautiful North East Georgia, right on the GA/SC line. 

Plus, all of my tenants rent month to month so that if there is any issues, I simply do not renew their lease the following month and they are out.Would you believe that i've been running my business for over 4 years without running a single background check, credit check, income verification or landlord reference?  

Beautiful place, but not a lot there.
