I think I will have to add in my talks about having a backup plan in case something like my case where I have specialty in security and deliveries but now I can't utilize either.

If she signs an amendment to end the lease early and he does not b/c he is uncommunicative and he shows back up at the end of the month you will be in a bind.I would recommend providing her an amendment to terminate the lease early that requires both of their signatures.
