Reading books is a good start and your best education is going to come from engaging this community on a very consistent basis.

The bookkeeping features are available alongside other industry-specific features like online rent collection and tenant screening. 

This is one of the best places for a real estate investor to be and staying active and engaging this community will benefit you greatly if you put forth the time and effort.Good luck in your endeavors, wishing you the best. 

I am thinking that I want to maintain the tenant marketing, tenant screening and rent collections and would need a PM firm to do ad hoc items like engage maintenance folks if there is an issue with the property.

Once you are not inspired by their leadership and business anymore, I've found it to be super draining to stay engaged in the mentorship. 

Once the property sells going back to all those neighbors with "just sold price" is very warm and engaging. 

Flipping itself, besides an inherent risk, is extremely demanding endeavor and requires your engagement 100% if you want to be successful (netting at least 15% of ARV).

You want to engage the lender as soon as possible.
