These days, you can't stay on BP for more than 5 minutes without seeing a thread about investing OOS in Memphis...It is absolutely becoming the new Las Vegas, in my opinion...When the music stops, and it will and it always does, Memphis will be a ton of OOS investors competing for limited numbers of tenants....

s advice to get three bids is absolutely correct for normal work.

While they have been ideal tenants, I absolutely need to raise rent- as I said, it is currently well below market value.

Otherwise when the tenant does move out, they will be expecting you to pay back the deposit.Also, I would absolutely NOT go week to week.   

You absolutely should be asking them about buying their house!  

That maybe the case with renting by the whole house, but absolutely not when you're renting by room (which is a very common mistake by newbies who rent by room).Since I said all that, I'll explain a bit.
