I am from Texas and have never been east of the Mississippi River and I know nothing about Naw York except for some city names that I have heard of.  

I do not know anything about New York so remember that.  

In a more populated area like New York City, people may prefer to deal with a "more professional" company.

If there are any individuals kind enough to take me under their wing preferably in the New York City area, that would be phenomenal.

Perhaps, realistically, you'll be able to find something in the higher end of your range for a single family.Separately, you could look deeper into Jersey City (like Greenville, though not sure about your comfort being further from the light rail and dealing with some crime issues) or alternatively in areas around Union City (North Bergen, West New York), although I'm not super optimistic you'll be able to find deals in that price range.
