Hi Everyone, I’m looking to start investing in storage units in the Wichita area.  

Find a bank that does Storage or Apartment buildings.5.. 

Right now there is storage above the washer and dryer, but its elevated and has 5 small cubes.  

Additional space in the basement includes another bedroom with a full bath, a wet bar and an additional storage room.

There are a few exceptions, but they tend to be tougher places, so you may have higher than normal repairs/capex...higher vacancy/turnover, etc....plus you can just have all kinds of issues in condos....issues from the neighbors, like leaks and noise that no one wants to fix....HOA violations of trash, outdoor storage, noise, parking, etc.I've looked at lots and lots and lots of condos in DFW and have only found 4-5 places that most investors would consider decent rentals.

They also take up considerably less space in your hot water closet, allowing you to gain storage space.The cons about hot water heaters are that it takes a couple of seconds of running the water to get the heater going, and the time to the fixture is usually a second or two more.

I noticed some equipment parked at the house behind the units and found that city zoning just approved the demolition of the house behind the units for building of self storage units.

I.E extra bedrooms, finishing space, renting out storage space/ garage.

I really appreciate the thoughtfulness on this forum.We did offer him a very good cash for keys situation, but he didn't take advantage of it, we even offered a storage unit for his things!

I'm partial to self storage still (but not for long as everyone's jumping in).
