Do Storage Units Effect Property Value?

Hello!

I am in negotiations to purchase 2 four-plex’s being sold as one package deal. I noticed some equipment parked at the house behind the units and found that city zoning just approved the demolition of the house behind the units for building of self storage units. Does anyone have any insight on if self storage would effect the property value of these Four-Plex’s? They are in and area that is 90% B class Multi-Family properties.
