Why don't we want to put the spouse on the proposed/new loan? 

Maybe a solution could be to propose some kind of escrow to keep some of the house money until the winter passes.

That's your fault, not the tenant's, so it does seem unfair to come back and propose raising the rents on the tenants unless someone suggested that they'd pay more rent because they're so in love with the property. 

If I were in your shoes, I'd propose cash for keys.

In your proposed scenario you get all of the benefit and carry little of the risk.  

@James Masotti, the advice given by people with little or no knowledge in a particular area may be well meaning, however it is often dangerous.What you propose is the definition of a securities offering. 

@James E.I would propose there are a few reasons the technology changes slowly (more on that later)1. 

I myself just proposed a combo of taking over a seller's note and having the seller doing a carry back  note for the remainder of the sale price, I look forward to figuring out the structure rapidly if they get back to me with an interest to move forward with the unconventional financing. 

With a " Support Dog " there needs to be an assurance that the Dog will be properly cared for and can be reasonably housed in the proposed unit.
