The list toward the beginning of this thread listing the pros and cons of 401k’s left out the biggest con: high fees.

Most listings (on MLS/redfin) have been groomed for the market (or at least their pics have been) and besides estate/relocation sales, are by flippers themselves!

My plan is to furnish it and list it on Airbnb for short-term or medium-term rentals (STR/MTR).

The city of Miami Beach currently has over 7000 active listings. 

Get a photographer on the hook ready to go when you are ready.Pics can make or break a listing.

So pay down/off your debt and while you are doing so, look for investment properties and shop rates for purchase loans, etc.

I searched my local market for available properties and was astonished by the # of listings.

You have to determine if your business plan is to always shop around for rates or is it to make your lender part of your team.If they are part of your team and know your plans it doesn't matter. 

However if you shop all the manufacturers you should be able to shorten that lead time.
