, FAR (floor area ratio which is the max SF for the lot), lot occupancy (how much area can the building take up on the lot), green area ratio or pervious surfaces (a lot of places now require soft scale or where water can collect and not drain to the storm drain), parking requirement per unit (can the parking be offset if near public transportation), affordable housing, any view corridors to preserve, is it a historical neighborhood, minimum size per unit, and any public enhancements required?

Not sure how you're going to get those loan terms (no DP, low rate, PMI) otherwise.For the most part your analysis of expenses looks good:I think closing costs will be a little higher.Typically, the tenant pays the water/sewer in a SFR.If this is a house hack, you may want to add in the other utilities and lawn care.

Do a routine inspection, check the plumbing under the sinks, check the drains for free flow, check for running toilets, check the base of the toilet for leaking flange seal, dripping faucets, change the furnace filter, inspect the attic for potential roof leaks, check the condensate pan under the HVAC, check the pan under the water heater.Common sources of smells are pets (especially cats), kids peeing somewhere other than the toilet, garbage/refuse not being properly disposed of, plumbing issues.

I'm not sure if on the Property management or asset management side there is any thing about delaying paying building bills, water, electric, mortgage, insurance....Kindly let me know if any of you aware of any laws or programs that we can apply for to protect the business until this issue get back under control.
