Vista is a hidden jewel in North County San Diego; prices are lower than the coastal communities, but it is just 7 miles inland and the weather is the best of both worlds; less marine layer than the coast,and more temperate than San Marcos, Escondido, etc.  

I am in north New Jersey and just start thinking about investing in Philadelphia too.

I'm a bit north of their area.

They get it cheaper than we do.Since I work primarily in the Far North Dallas areas, I'm much more familiar with the economic climate there.

My wife and I live in North Jersey and have student loans, so even though we make pretty good money I can only manage to put $1,000 away after all our bills, my investments and fun money. 

@Jon Holdman   sounds like developing in North California  were projects can take decades.I am doing a little 7 lot er right now in SC and its going to take about 90 days  LOL
