*Broken down financials by property*Company rollup*Easy entry of expenses/income*Categories specific to re investing/landlordI do alot of rehab work and am going to start growing on that so I want to be able to show some improvements as part of increasing the capitl position (stuff that is rolled into a rehab loan) vs. actual expenses that can be deducted.I know my needs are pretty simple, shoud I go with quickbooks or something online.

No, never had that, I did have a trained german shepard that was house broken, left with a pee pad, toy, plenty of food and water to get through the night, never had a problem!

Examples are foundation work or restructuring the property, adding a bathroom, increasing the size of kitchen, building an addition,… These are considered high risk flips as costs for repair my substantially eat into profit or make it a loss unless you have done it before and know exactly what type of work you are getting into.For my first work, I am more interested in doing a rehab with most common improvements such as paint, carpet, broken windows, leaky roof, counter tops, garage doors ,…. that will prove me with a good learning experience as well as a reasonable profit as a bonus :-)

Apparently, a broken water pipe, rain water coming in through the door, and perhaps a previous sewage backup introduced water into apartment and it was closed up for many months perhaps years.

It is also a 4 family.Over the years I have upgraded almost everything - new windows, new electrical service, seperated an old steam fired boiler to 4 seperate heating units for each apt., new roof ETC...Long as the house has "good Bones" which hopefully your SE can see by the basement and or looking at the house in detail and you are getting it for a good price I wouldn't let the age scare me.Has the plumbing been upgraded?
