I know it is important to find someone that is able to distinguish between a buyer that is looking for their forever home and thus usually purchasing based on emotion, versus working with a buyer who is purchasing based on the numbers. 

I think the key is to take emotion out of it.

If you stop and process by reading the rules and not playing on emotion, it's black and white, and not that complicated.

This kind of gets into "happy wife, happy life" territory ;) I'd just recommend setting a high standard for perspective tenants if either of you are emotionally attached to the house.

The positive cash flow you are experiencing is temporary.

Obviously the numbers have to work and we need to make money, but there's definitely an emotional "save rural america" motivation behind everything.

So, hard money is temporary, and therefore you would need to KNOW that you can transition that loan into 'permanent' financing.
