Relationship Building and Expectations

Hello Everyone!

I would like to begin property rehabbing and flipping. The BP forums have been great and I love listening to the BP Podcasts. I have "met" some great people so far here on BP and I look forward to cultivating those relationships. 

I am looking for advice on what to look for in an agent. I know it is important to find someone that is able to distinguish between a buyer that is looking for their forever home and thus usually purchasing based on emotion, versus working with a buyer who is purchasing based on the numbers. 

Are there particular questions I should be asking them? What should my expectations of an agent be? And more importantly what expectations will an agent have of me? Any insight is greatly appreciated.

Trust. Communication. Drive. 

Make sure you can trust the agent.  Trust they are brining you deals that aren't a waste of your time.  Trust that they will try and get you the best deal.

Make sure you communicate in the same manner or can understand what each other is looking for and saying.  Misinterpretation or just plain not listening creates larger issues between agent and flipper. 

Drive. Make sure they are as driven as you are to sell/buy properties. 

Any agent will want you to be able to respond to their inquiries timely and be consistent with what you want and what you say. They will want to be able to trust your word that when you are looking for a property you are ready to buy and that when you say something is ready to be listed that it can be listed. 

Ask if:

  • they are investor friendly
  • have the worked with flippers before
  • How long does it take them to sell the average home
  • how large is their current portfolio of properties they have for sale?
  • Will they be the only agent showing your property for the firm?
  • What is their commission?
