I definitely see the advantages to both seller and buyer in that case.Any thought to calling the listing agents yourself - cut out the middleman (the agent) - for the time being, and then get them back in the loop once a price is agreed to? 

Contact the flippers and ask them what areas and price ranges they are looking for.Also, if you think my advice constitutes a legal opinion you are not cut out for this or any other business.Good luck. 

@Matt Katsaris No one is cutting the lawn unfortunately.

City code enforcement had already started gunning  for these properties and now all I can afford to do cut the grass and clean up the exterior.

Cut your teeth on this first place for a while so you can really get a feel for it and some experience while having a good margin of safety if you have to sell.

Also, pay a few grand, and put in stainless steel appliances.. 

In the meantime I was looking into leasing to a farmer to grow corn or cotton (both are very popular here) or to grow, cut and then sell firewood on, however it’s really hard to find tips or information on how to calculate the cost or manage land and there is not a section for it on BP.

If you are not sure, I would cut bait.
