No lender with the right mind will fund this with 24 hr notice and no title co will insure in 24 hrs. 

My insurance covered a bioclean company to come and remediate the damage: That cleaning included deoderizing, removing affected flooring and removing and disposing a mattress.

They had an insurance policy in place and I was named insured.

Legal fees and damages can outweigh whatever you "saved" by far.A good real estate attorney is cheap insurance.

Mortgage payment (with tax and insurance) is $1,830.Rent is $2,495.  

I get a kick out of some of the adds, they want you to have all your own tools and equipment, truck, IPhone, insurance, contractors license and knowledge but unwilling to pay a fair wage.   

Based on what I know about you and your situation (almost nothing) I would recommend you get a job and ensure you are financially stable before pursuing investments.

She has little income, so I would essentially be paying the entire mortgage, insurance, taxes, etc... while she helps with utilities.

We have to carry a Full-coverage Indemnity Bond and Insurance here in WV.
