Get data for several and see which match your budget for now.

Your rental rate suggests this is a higher end home so I would go with higher end finishes to match.

I think I may paint the wainscoting to match the trim and windows which are currently white(it will all be painted over) The flooring in the kitchen I hope to leave for now.

IRS likes a matching principle- you get to write off expenses of thigns that are business assets earning you money. 

Lot of properties that are poorly managed, and rents that can be raised to match what the market is demanding. 

From the insurance side, the important thing is to make sure the named insured matches the title on the property.
